PRE-DESIGN
We analyze of functional needs, code requirements,
and physical condition of existing facilities in order to determine
the actual requirements of the project. Inventories, project cost budgets
and schedules are also prepared at this time.
SITE ANALYSIS AND SELECTION
The firm recognizes the importance of thorough analysis
of the physical, economic, legal and social conditions of any site
before proper master planning and architectural design can proceed.
Depending on the particular site environment, this may include an
analysis of zoning, historic context, community attitudes, utilities,
vehicular access, ecological issues, soils, vegetation, site configuration
and topography. Special consultants for traffic, ecology and utility
analysis are used as required.
MASTER PLANNING
The principals, who combine architectural and planning
skills, are highly experienced in the areas of site master plans,
subdivisions and urban design. A particularly important service provided
by the firm is the preparation and presentation of plans for approval
by governing agencies. Many comprehensive plans have established development
controls to guide implementation of the proposals. Projects in urban,
suburban and rural settings have included corporate office parks,
residential subdivisions, mixed-use developments, and educational
and health care institutions. Clients have included universities,
government, and private business.
ARCHITECTURE
The firm approaches architectural design with the
same comprehensive scope. The design concept responds to many factors:
program, function, cost, environment. A building is designed to properly
relate to its surrounding environment, whether natural or man-made.
As part of the architectural process, budget and projected construction
costs are carefully analyzed and influence the development of the
concept and bid documents. Architectural projects have included corporate
office buildings, multi-tenant offices, single and multi-tenant housing,
commercial buildings, hotels and various types of educational facilities.
Many projects include adaptive re-use and renovation of existing buildings.
INTERIORS
Complete facilities planning services are offered.
These include Program Development (preparation of space standards,
space requirements, mechanical, electrical, communications, computer
and security requirements, and budget analysis); Space Planning (code
analysis, floor plan layouts, construction documents, bidding and
negotiations, and construction administration); and Interior Design
(conceptual design, color and material design, furniture selection
and graphic design).
